For residential communities and property managers

Your community pool, with no surprises at the meeting

If you manage properties or chair a residents’ association, you need the pool to comply, the water to be right and nobody calling you on a Sunday. Here is how we work, plus an estimated figure per home.

What changes for the property manager

Four things that save you work, meetings and phone calls.

A dedicated technician

The same person every visit. They know the pool, the equipment and who to contact in the community.

Record Book kept up to date

We log the checks required by RD 742/2013 so your paperwork is ready if there is an inspection.

Water status in plain sight

The data from each visit is stored on our platform, so you can check it without having to ask.

Lifeguards with clock-in

If the community needs it, lifeguards with geolocated clock-in and clock-out.

How much is it per home?

Our guide price for community pool maintenance is €14.52 to €18.15 per home per month in season, VAT included (€12 to €15 + VAT). Move the number of homes to see the total for the community.

Estimate per home - per month, in season

Guide price. We give a fixed price after a technical visit: it depends on the pool size, equipment condition and whether the water needs recovering first.

The regulations, no small print

What is required of a community pool in the Community of Madrid, summarised. Each point links to our full guide.

  • RD 742/2013: water checks

An initial check before opening (where it applies), a daily routine check and a monthly periodic check, with at least two sampling points and everything logged in the Record Book. In Madrid, mandatory for communities of more than 30 homes (Decreto 99/2024).

  • Madrid Decree 99/2024

Frequently asked questions

Do you work with property managers?

Yes. We work both with property managers and directly with community boards, and we prepare the proposal so it can be presented at the meeting.

Do you handle the Record Book?

Yes. We log the checks we do on each visit so the Record Book required by RD 742/2013 stays up to date.

Can you provide a lifeguard?

Yes, we offer lifeguard services for communities during the season, with geolocated clock-in and clock-out.

Is the calculator price final?

No. It is an estimated range. We give a fixed price after a technical visit, because it depends on the real condition of the pool and equipment.

Shall we talk about your community pool?

We will do a no-obligation technical visit and leave you a clear proposal for the meeting.
